3 New Build Communities in Cochrane to See Before You Buy

If you want a brand new home in Cochrane, three communities should be on your list: Greystone, Southbow Landing, and West Hawk. Greystone is the only new build community walkable to downtown. Southbow Landing is Cochrane's largest community ever, with schools, shops, and long pathways planned. West Hawk is a smaller hillside community with some of the best mountain views in town. Each one suits a different kind of buyer.

Before I became a realtor, I sold new construction for years, first for a custom builder and then for a larger Calgary builder, so the lot map really is my best friend. Here's how these three compare.

Builders, prices, and availability change often, so reach out and I'll send you what's current in each community.

At a Glance

  • Greystone: downtown, off Griffin Road next to Riverview. Medium sized and mixed use. Best for walkability to downtown and the river. Biggest trade off: it's near the sawmill and industrial area.

  • Southbow Landing: south Cochrane, off River Heights Drive across Highway 22 from Fireside. The largest community in Cochrane, being built in phases. Best for long term amenities, schools, and pathways. Biggest trade off: years of construction ahead.

  • West Hawk: west side hillside, beside Heritage Hills. Small and boutique. Best for mountain views and a quieter, smaller community. Biggest trade off: still early, with years of construction.

Greystone: New Homes Walking Distance to Downtown

Greystone is the most developed of the three and the only community with brand new homes right in downtown Cochrane. You're steps from the Bow River and minutes from Spray Lake Sawmills Family Sports Centre. Some residents even commute to work in Cochrane by bike.

It's a mixed use community, with homes alongside parks, pathways, and a large commercial area planned to include a grocery store and a hotel. If you'd like to leave the car at home and enjoy the small town lifestyle, Greystone is hard to beat.

Homes at the time of filming:

  • Laned homes with set packages

  • Front attached garage homes from several builders

  • Duplexes, some with walkouts or double attached garages

  • Townhomes

Consider: Greystone is close to the sawmill and some of Cochrane's industrial areas, so it can be noisier. It also mixes home types closely, with front garage homes across from duplexes and laned homes. If that's not your vibe, look elsewhere.

Southbow Landing: Cochrane's Biggest Community Yet

Southbow Landing has been a long time coming. It's being built in phases, with future school sites, parks, more than 10 km of pathways, a commercial area, and a pathway connection to the Bow River. It's tucked behind The Willows, across Highway 22 from Fireside, and you can't really see how much land is back there until you drive in. The Town's extension of James Walker Trail will give residents another way in and out besides River Heights Drive.

Homes at the time of filming:

  • Front attached garage homes from several builders

  • Laned homes

  • Duplexes, with legal suite options from some builders

Consider: this is a big community that will be under construction for a long time. If you'd prefer a smaller neighbourhood, it may not be for you. If you want a place you can stay in for years as amenities arrive, it's a great choice, and buying in an early phase often means better lot pricing.

West Hawk: Views and a Boutique Feel

West Hawk sits on the hillside next to Heritage Hills, across Highway 1A from Heartland, so the parks, pathways, and shops of both are minutes away. Over half the homes were planned to back onto green space or the 27 acre environmental reserve, with a future school site and dog park in the plans.

Homes at the time of filming:

  • Townhomes with double attached garages

  • Duplexes

  • Larger detached homes on premium view lots

Consider: West Hawk is in its early phases, so expect construction for a while. For the full picture, read my West Hawk community guide.

Tips for Buying in a New Community

  1. Study the lot map. It shows what's sold, what's planned beside you, and where future schools and multifamily blocks will go.

  2. Plans can change. Future phases, school sites, and commercial areas sometimes shift. Until there's a shovel in the ground, timelines are a best guess.

  3. Compare quick possession and build options. Quick possession homes are ready sooner. Building gives you more choice.

  4. Ask about incentives. With more new homes on the market lately, builders may have more room to negotiate. Read the latest Cochrane market update.

  5. Bring your own agent. The sales centre represents the builder. Having your own Realtor means someone is in your corner, and I'm happy to explain how it works before you visit any show homes.
