A duplex with a legal basement suite can be one of the smartest ways to buy in Cochrane. The suite can act as a mortgage helper, give visiting or live in family their own space, or turn your purchase into an investment property. Newer communities like Southbow Landing have duplex plans built with a legal suite option, with a separate entrance, separate furnace, and a full kitchen and bathroom downstairs.
Here's how these homes work, what I saw when I toured two of them, and what to think about before you buy one.
What Makes a Suite Legal?
A legal suite is a secondary suite that's been permitted and built to meet the Town of Cochrane's requirements and the Alberta Building Code. In Cochrane, that means a development permit for an accessory suite, plus building, electrical, and plumbing permits. The suite also has to meet requirements like its own heating and ventilation with a separate thermostat, fire and sound separation from the main home, proper egress windows in bedrooms, and smoke and carbon monoxide alarms. A basement with a kitchen isn't automatically a legal suite. If you're buying a home with an existing suite, we'll want to confirm its permits before you count on rental income. You can see the full list in the Town of Cochrane's accessory suite checklist.
Inside Two Southbow Landing Duplexes
I toured two Daytona Homes duplex models in Southbow Landing when the community was in its first phase. Both had double attached garages, both were close to 2,000 square feet, and every floor plan could include a one bedroom legal basement suite. Models and availability change, so reach out and I'll send you what's available now.
The Breeze
Just under 1,900 square feet, with three bedrooms and a bonus room upstairs.
An L shaped main floor that feels open but still cozy
A walk through pantry from the mudroom and garage
A deck and a real yard, with a privacy screen and the neighbouring unit set back, so it doesn't feel attached
A walk in laundry closet and a linen closet, which is harder to find than you'd think
A primary suite with a walk in closet and an ensuite with a freestanding tub, double vanity, and separate shower
I honestly couldn't tell I was in a duplex.
The Canyon
Slightly larger, also with three bedrooms and a bonus room up. It adds a main floor flex space by the entry (great for a desk, a dog kennel, or kids' toys), a central open staircase, a full laundry room, and a bigger main bathroom.
The Legal Suite
The show home had the suite finished, and it was impressive:
A private exterior entrance with its own locking door
Separate furnaces for the main home and the suite, plus its own thermostat
A spacious living area that doesn't feel like a basement
A full kitchen with plenty of cabinets and room for a table
One bedroom with a closet, and a full bathroom
Why Buyers Like Duplexes With Suites
A mortgage helper. Rental income from the suite can help with your monthly costs.
Room for family. Grandparents, adult kids, or visiting family get privacy, and so do you.
An investment property. Some buyers rent both levels or plan to move in later.
Value in Cochrane. A double attached garage, a yard, and a legal suite in a duplex is a lot of home for the price. And unlike some newer Calgary communities, Cochrane doesn't use zero lot lines, so you keep space between you and the neighbours.
What to Think About First
Your mortgage. Lenders treat rental income differently. Talk to a mortgage specialist about how a suite affects what you can qualify for.
Being a landlord. In Alberta, renting out a suite comes with responsibilities under the Residential Tenancies Act, from leases to damage deposits.
Insurance. Let your insurer know about the suite.
Parking. Think about where your tenant will park, especially in winter.
Construction. In a new community, you'll live near construction for a while, and so will your tenant.
The duplex market. Duplexes in Cochrane have had more competition lately, and many of those for sale are brand new. That can give buyers room to negotiate, but resale duplexes compete with new ones, so think about your long term plans. Watch my latest Cochrane market update.
