Heritage Hills Cochrane: Big Views, Smaller Price Tags

Heritage Hills Cochrane might be the most scenic community in town that people overlook. It sits up on the hillside on the west side of Cochrane, with mountain views, quiet streets, and some of the more affordable homes in town, and so many families never even drive through it because they assume it's too far out. In this guide, I'm walking you through everything I covered in my video: where it is, the amenities, parks and pathways, every home type, what's coming next, and the honest reasons it might not be the right fit for you.

Key takeaways

  • Location: on the hill just north of Highway 1A, across from Heartland, on the west side of Cochrane.

  • Views and quiet: a smaller community with tucked away parks, pathways, and an off leash dog area.

  • A blend of old and new: homes from around 2010, homes from 2019 and 2020, and brand new builds.

  • Price context: CREB's September 2026 Cochrane benchmarks were $445,500 for townhomes, $497,000 for duplexes, and $657,600 for detached homes. Heritage Hills has all three, plus ridge and estate homes.

  • What's coming: the planned Horse Creek Sports Park and a future school site just north of the community.

  • The honest trade offs: sloped yards, a longer drive to Calgary than the south side, and it isn't walkable to downtown.

Where is Heritage Hills in Cochrane?

Heritage Hills is just north of Highway 1A, on the other side of the highway from Heartland. It's a little further up the hill, which means nicer views, and you get easy access to the amenities in both Heritage Hills and Heartland. If you've seen my Heartland Cochrane guide, you already have a feel for this side of town.

I live on the west side of Cochrane, so I'm a little biased. Yes, Cochrane has had some growing pains, but this side of town has also gained so many amenities over the last few years. There's truly something for everybody here. It's all about thinking through what matters most to you in a home, a location, and your daily routine.

Amenities close to home

Right beside the community, there's a newer commercial area with:

  • Anytime Fitness

  • A daycare

  • Pizza 73 and a restaurant

  • A brand new pharmacy

Across the highway in Heartland, you have Tim Hortons, a Petro-Canada, and more grab and go spots. It's a really great start for amenities on the west side, and we're hopeful a grocery store lands in Heartland one day, which would make Heritage Hills even more convenient.

Who lives in Heritage Hills?

Like most Cochrane communities, Heritage Hills has a real mix. First time buyers, families moving up into a larger home, and downsizers who want a duplex, a smaller home, or the occasional bungalow. There's something for everybody here, and it's a great fit if you love parks, pathways, and a quieter street.

What makes Heritage Hills Cochrane unique is the blend. You'll find established homes from around 2010 with mature yards and views, and brand new homes with modern finishes that you can build today. If you want to compare both styles in one community, Heritage Hills is a great place to do it.

Parks, pathways, and the off leash area

This is one of my favourite things about Heritage Hills. The parks and pathways are tucked in behind the homes, so you don't really notice them when you drive through. They're peaceful, and because it's a smaller neighbourhood, they don't get busy.

  • Walking trails woven through the whole community

  • Playgrounds tucked between the streets

  • An off leash dog area on the east side (there are so many dogs in Heritage Hills!)

If you're a dog lover or you just love an evening walk with a view, you're going to feel right at home here.

Schools in Heritage Hills

Like Heartland, there aren't any schools on this side of town yet. Kids are bused to their designated schools, or you can drop them off if that works better for your family. You'll find the current school designations on the Town of Cochrane and Rocky View Schools websites, and they can change as the town grows, so always double check before you buy. I'm always happy to help you look this up.

Heritage Hills homes for sale: home types and prices

Heritage Hills really started around 2010, then saw more building in 2019 and 2020, paused for a little while, and opened a new phase with new show homes more recently. So you can buy a home with an established yard, a home that's only a year or two old, or a brand new build. Here's how the home types break down, from most affordable to estate.

Townhomes

If you're buying your first home in Cochrane, Heritage Hills has some great townhomes along the highway and in the southeast corner of the community. You'll see both stacked townhomes and townhomes with a garage. For context, CREB's Cochrane benchmark for row and townhouse homes was $445,500 in September 2026, and the size, age, and style of each home will move the price around that.

Duplexes

Next up are duplexes. Most have a single front attached garage, and the ones along the west side of the community can have beautiful mountain views and nice sized yards. CREB's Cochrane benchmark for semi detached homes was $497,000 in September 2026.

Laned homes

Laned homes are detached homes with a back lane and usually a detached garage out back. Some even have walkout basements. Pricing varies a lot with age, size, and whether the garage is built yet.

Front attached garage homes

This is where you'll see the most variety in Heritage Hills. Most have a double attached garage (a few have triples), and they range from 2010 to 2015 builds, to 2019 homes, to brand new. Some back onto a pathway and some don't. CREB's Cochrane detached benchmark was $657,600 in September 2026, which is a good anchor for these homes.

Ridge homes with views

Along the ridge and higher up on the north side, you'll find larger homes with walkout basements and big views. These sit at the upper end of the community, and if a view is high on your list, this is where I'd start looking.

Brand new homes in Heritage Hills

If you're searching for new homes in Cochrane, Heritage Hills is worth a look. Builders like Daytona Homes often have quick possession homes ready to go, and several builders offer larger homes, some with triple car garages, at the top end of the community's price range. When you buy new, I always recommend having your own agent. The show home team works for the builder, and with six years in new home sales, I know exactly what to ask for.

What's coming: Horse Creek Sports Park

Because Cochrane is growing so fast, I always think about what's coming next to a community, not just what's there today. On the quarter section just north of Heritage Hills, the Town of Cochrane has planned Horse Creek Sports Park. The details are still being finalized, but the plans include things like ball diamonds, soccer fields, a multi use field and fieldhouse, playgrounds, walking paths, washrooms, and a future school site.

That could be amazing for families. It could also make the area a little busier, so it's worth thinking about if you plan to stay a long time. Just east of Heritage Hills, a brand new, smaller community is also starting up on the same hillside, so there will be even more new home options nearby.

Why Heritage Hills might not be right for you

I always want you to have the full picture, so here's the honest part.

  1. The Calgary commute. If you drive into Calgary every day, the south side of town, or somewhere like GlenEagles, can save you about 10 to 15 minutes depending on when you leave.

  2. It isn't walkable to downtown. Getting to downtown Cochrane takes about the same time as it does from most communities, but if you want to walk to Main Street, there are better fits.

  3. Sloped yards. The whole community is built on a hill, so many yards are sloped and some are smaller. If a big flat yard matters to you, we'll look elsewhere.

For so many families, though, the views, the quiet, and the value are worth those trade offs. Not perfect for everyone, but a really great fit for the right family.

The Heritage Hills market right now

Cochrane's overall benchmark price was $575,400 in September 2026, according to CREB, and the market is balanced, leaning toward buyers. Heritage Hills has been busy. Sales over the summer were up about 70% compared to the same stretch last year, and homes that sold took a median of about 52 days. There are also plenty of homes to choose from, which gives buyers more room to compare and negotiate.

Every month I break down the numbers in my free Monthly Cochrane Market Report. Thinking about selling in Heritage Hills? Start with a free home evaluation.
