Should First Time Buyers Buy a New Build? How the GST Rebate Changes the Math

"Should we buy a brand new home for our first place, or is that a bad idea?" I hear this a lot, and the answer has changed. The First Time Home Buyers' GST Rebate can take the full GST off a new home, and on most new builds in Cochrane, that's tens of thousands of dollars.

Before I became a Realtor, I spent six years in new home sales, so this is a topic I love helping buyers with. Here's how the rebate works, whether a new build makes sense for you, who qualifies, and the best Cochrane neighbourhoods for first time buyers.

What is the First Time Home Buyers' GST Rebate?

When you buy a brand new home in Alberta, you pay 5% GST on the purchase price. Resale homes don't have GST, but new homes do, and it adds up fast.

The First Time Home Buyers' GST Rebate removes the full GST on a new home valued up to $1 million. Between $1 million and $1.5 million, the rebate shrinks gradually, and at $1.5 million or more there's no rebate. Since Alberta has no provincial sales tax, the GST is the only sales tax on your new home, so the rebate can cover all of it.

How much could you save?

Here's what the full 5% GST looks like at a few price points:

  • $500,000 new home: about $25,000 in GST

  • $600,000 new home: about $30,000 in GST

  • $750,000 new home: about $37,500 in GST

  • $1,000,000 new home: about $50,000 in GST, the maximum rebate

  • $1,250,000 new home: the rebate drops to about half, or about $25,000

If you qualify, that's money you don't have to pay. Every purchase is a little different, so ask your builder and your lawyer exactly how the GST and rebate work on your contract.

Is buying a new build a good idea for first time buyers?

It can be a great one, especially with the rebate. But it's not right for everyone, so here's the honest version.

Why a new build can make sense:

  • The GST rebate. If you qualify, it can save you tens of thousands of dollars, money you can put toward your down payment, furniture, or a cushion.

  • Alberta's new home warranty. Every new home from a licensed builder comes with coverage: 1 year for materials and labour, 2 years for systems like plumbing and electrical, 5 years for the building envelope, and 10 years for the structure.

  • Fewer surprise repairs. No 20 year old furnace or roof to replace in your first few years.

  • Choose your finishes. If you build from scratch, you pick what you love instead of renovating later.

What to keep in mind:

  • The extras add up. Landscaping, fencing, window coverings, and sometimes appliances may not be included.

  • Waiting time. Building from scratch takes months, so you'll need a plan for where you live in the meantime.

  • Construction next door. In a new community, expect building around you for a while.

  • The builder's contract. It's written for the builder, so have a real estate lawyer review it before you sign.

If you're not sure, a quick possession home can give you the best of both: brand new, the rebate if you qualify, and a move in date you can count on.

Who qualifies for the rebate?

According to the Canada Revenue Agency, you need to:

  • Be at least 18 years old

  • Be a Canadian citizen or permanent resident

  • Not have lived in a home that you, your spouse, or your common law partner owned in the current year or the previous four years

  • Not have received this rebate before, and neither has your spouse or partner

  • Buy the home new from a builder and live in it as your primary residence

  • Be the first person to live in the home once it's built

There are also timing rules. The purchase agreement needs to be signed on or after March 20, 2025 and before 2031, and the home has to be built and handed over within the program's deadlines. The CRA page has the full details.

Moving to Cochrane from another province?

This is a big one for families relocating here. If you're renting in Ontario, BC, or anywhere else in Canada, and you haven't owned and lived in a home in the past four years, you may qualify, even though you're new to Alberta.

If you already own a home you live in, you likely won't qualify for this rebate, but a brand new home can still be a great fit. My guide to moving to Alberta from Ontario covers what else to know.

How do you get the rebate?

Depending on your builder and how your contract is set up, the rebate may be handled at closing, or you may apply to the CRA yourself after you take possession. Ask your builder how they handle it, and have your real estate lawyer review your contract before you sign.

There are other first time buyer programs that can work alongside the rebate. A mortgage broker can walk you through your options, and I'm happy to put you in touch with a local one.

Best Cochrane neighbourhoods for first time buyers

If you're buying your first home in Cochrane, these are the neighbourhoods I'd start with:

  • West Hawk: a newer hillside community with townhomes that come with double attached garages, plus duplexes. It has some of the more affordable new options in town, with pathways and green space built in.

  • Southbow Landing: Cochrane's largest new community, on the south side, with duplexes, laned homes, and townhomes in some phases, so there's a wide range of price points.

  • Heartland: a family favourite with a mix of new and newer homes. My post on affordable homes in Heartland shows what your budget can get you.

  • Rivercrest: a newer community on the south side, close to River Heights Drive. My Rivercrest vs Southbow Landing tour compares two new homes side by side.

And if brand new isn't a must, established areas like River Heights have duplexes and a few no condo fee townhomes with finished yards and mature trees, often at a great value. You won't get the GST rebate on a resale home, but you also won't pay GST in the first place.

Quick possession or build from scratch?

Quick possession homes are already built or close to done, so you can move in sooner and see exactly what you're getting. Building from scratch gives you more choice in your lot, layout, and finishes, but takes longer. Both can qualify for the rebate if they meet the CRA's rules.

Bring your own agent to the show home

The sales team at the show home works for the builder. Having your own Realtor means someone is in your corner, comparing builders and lots, reviewing what's included, and helping you think about resale down the road. With my new home sales background, I know the questions to ask, and I'm happy to explain how it works before you visit any show homes.

First time buyer GST rebate: FAQ

Is buying a new build a good idea for a first time buyer?

It can be, especially if you qualify for the GST rebate. You get a brand new home with a warranty and fewer surprise repairs. Just budget for extras like landscaping and window coverings, and have a lawyer review the builder's contract.

How much is the first time home buyer GST rebate in Alberta?

It can cover the full 5% GST on a new home valued up to $1 million, so up to $50,000. Between $1 million and $1.5 million, the rebate gets smaller, and there's none at $1.5 million or more.

Can I get the GST rebate if I'm moving from another province?

Possibly. If you haven't lived in a home that you or your spouse owned in the current year or the previous four years, and you meet the other rules, where you're moving from doesn't matter.
