Heartland Cochrane: Neighbourhood Guide for Families

Heartland Cochrane is the community I always picture when a family tells me they want something newer, a little more affordable, and close to the mountains. It sits on the west side of Cochrane, right off Highway 1A, and it's one of the most well rounded neighbourhoods in town. In this guide, I'm driving you through it street by street, just like in my video: the shops at the entrance, every home type, the parks, the school plans, new construction, and the best kept secret most people don't find until they live here.

Key takeaways

  • Location: west side of Cochrane, north of the Bow River, with quick access to Highway 1A toward Canmore and Banff.

  • Every home type: no condo fee townhomes, duplexes, laned homes, and double front garage homes, plus brand new builds.

  • Price context: Heartland sits in the middle of Cochrane's market. CREB's September 2026 Cochrane benchmarks were $445,500 for townhomes, $497,000 for duplexes, and $657,600 for detached homes.

  • Parks: two great playgrounds, a sledding hill, a big soccer field, and pathways.

  • Schools: no school in the community yet, but a future school site is set aside and kids are bused to designated schools.

  • Hidden gem: a path at the edge of the community connects you to the river pathways, so you can walk or bike all the way into town.

Where is Heartland in Cochrane?

Heartland is on the west side of Cochrane, north of the Bow River and right beside Highway 1A, the old highway that takes you toward Canmore and Banff. If your family loves weekend ski days or mountain drives, that matters more than you'd think. You can be out of town and on your way west in a couple of minutes, without fighting through Cochrane's busier roads.

I'd call Heartland one of the more mid range developed neighbourhoods in Cochrane. It's newer than the established communities near downtown, more affordable than the estate areas, and it's still growing. Want to see how it compares to the rest of town? My guide to the best neighbourhoods in Cochrane walks through every community.

Shops and amenities at the entrance

The first thing you see driving into Heartland is the commercial area, conveniently located right at the entrance to the community. It's all grab and go, which is exactly what you want close to home.

  • A Petro-Canada gas station

  • Tim Hortons for your morning coffee

  • A liquor store, a pizza spot, and a Mexican restaurant

  • A dental office and a drugstore

  • A daycare

When I filmed the tour, there was even a cute seasonal veggie stand nearby. For your big grocery runs, Walmart, Sobeys, Save-On-Foods, and the rest of Cochrane's shopping are a short drive away.

Heartland Cochrane homes for sale: what you'll find

Here's the thing I love most about Heartland. There's a home for almost every stage of life, all in one community. Driving down Heartland Boulevard and around the roundabout, you'll find four main home types.

Townhomes, including no condo fee options

Heartland has two or three different styles of townhomes, some rented and some owned. You'll see rows of three to five homes attached together, and many of them have no condo fees. These are a great fit for a first home, an investment property, or a young family just getting started. For context, CREB's Cochrane benchmark for row and townhouse homes was $445,500 in September 2026.

Duplexes

Next up are duplexes, two homes side by side. Most have a detached garage off the back lane, and some have a double attached garage at the front. Pricing depends a lot on the age of the home. CREB's Cochrane benchmark for semi detached homes was $497,000 in September 2026, and newer Heartland duplexes with front garages typically sit above that.

Laned single family homes

Moving up from a duplex, you'll find detached laned homes. That means a back lane and a garage at the back, like the townhomes and duplexes, but your home stands on its own. The square footage is a little larger too, and it's a popular step up for growing families.

Double front garage homes

If you're looking for a single family home with a double attached garage, Heartland has tons of options. Many of the homes we drove past were built from about 2014 to 2016 and newer, so the yards are more established and some basements are already developed. Most are roughly 2,000 to 2,400 square feet. Price depends on the lot, size, age, and features. CREB's Cochrane detached benchmark was $657,600 in September 2026, which is a helpful anchor for these homes.

New construction in Heartland

Heartland is still growing, and the new construction is on the east side of the community. You have two paths here:

  1. Buy a spec home. If you're on a shorter timeline, a builder's spec home that's finished or nearly finished can work beautifully. I can help you find the right one.

  2. Build your own. In the newest phase, you can pick your lot, choose your builder and finishes, and build a home that fits your family.

Curious what building here looks like? I toured the Austin by Daytona Homes in Heartland and a Sterling Homes new build in Heartland. One honest tip: when you buy new, I always recommend having your own agent. The show home team works for the builder, and I've spent six years in new home sales, so I know what to ask for.

Parks and green spaces

Okay, you've seen the homes. Now what are you actually going to do here? Heartland has two really great parks.

The blue park sits on a quiet cul-de-sac with a big open green space. It's perfect for hanging out with the kids, throwing a ball for your dog, and sledding down the hill in winter. The playground has swings and climbing equipment for a range of ages.

The second park is on the other side of the community. It's a little smaller and honestly a bit forgotten, but I really like it for younger kids because the equipment is easier to climb. Right beside it is a much larger soccer field.

Add in the pathways that loop through the neighbourhood, and you have lots of easy ways to get outside every day.

Schools in Heartland, Cochrane

There isn't a school inside Heartland yet. A green space is set aside for a future school site, but nothing is official. For now, kids in Heartland are bused to their designated Rocky View Schools public schools, which when I filmed were Glenbow Elementary and Mitford School, depending on your child's grade. Catholic and francophone options are also available in Cochrane.

School designations can change as Cochrane grows, so always confirm the current ones with Rocky View Schools before you buy. I'm happy to help you check.

Heartland's best kept secret: river access

This is my favourite part of Heartland, and something we didn't even know about when we moved to Cochrane. Just south of Horse Creek Road at the edge of the community, you can cross the train tracks and connect to the river pathways in West Valley and West Terrace. From there, you can walk or bike all the way into town.

Our family loves taking advantage of it in the summer, and it's just as lovely for a long walk on a crisp winter day. It's the best of both worlds: a newer neighbourhood with newer homes, and still all the nature Cochrane has to offer.

Who is Heartland best for?

  • Young families who want parks, a newer home, and room to grow.

  • First time buyers and investors looking at no condo fee townhomes and duplexes.

  • Move up buyers who want a double garage home without estate pricing.

  • Mountain lovers who want the fastest route out to Canmore, Kananaskis, and Banff.

  • Anyone building new who wants to pick their own lot and finishes.

If you need to walk to a school today, or you'd rather be steps from downtown, a more established community might suit you better. And I'll always tell you that honestly.

The Heartland real estate market right now

Cochrane's overall benchmark price was $575,400 in September 2026, according to CREB, and the market is balanced, leaning toward buyers, with more homes to choose from than last year. In Heartland, homes that sold over the summer took a median of about 56 days, compared to about 40 days the year before. For buyers, that means more choice and more room to negotiate. For sellers, pricing and presentation matter more than ever.
