West Hawk Cochrane: A Guide to the Town’s Newest Hillside Community

West Hawk is a brand new community perched on the hillside on Cochrane's west side, right beside Heritage Hills and across Highway 1A from Heartland. Its elevation and south and west facing slopes give it mountain views from almost every angle, which is rare at its price points. It's planned as a smaller, boutique community built around green space, an environmental reserve, and a future school site, with townhomes, duplexes, and detached homes all available.

In this guide, I'll walk you through where West Hawk is, what makes it different, the builders and home types, and the honest pros and cons.

Where Is West Hawk?

West Hawk sits on the north side of Highway 1A on Cochrane's west side, next to Heritage Hills and near the Cochrane Ag Society grounds. Heartland is just across the highway. For now, you reach it by driving through Heritage Boulevard, with a second entrance from Highway 1A planned.

It might look like a continuation of Heritage Hills, but it's its own community. That location gives you a nice balance: a brand new home in a quiet new neighbourhood, with the parks, pathways, and shops of Heritage Hills and Heartland already minutes away.

If you held off on the west side during the Highway 22 and 1A interchange construction, that work is now done.

What Makes West Hawk Different

The Views

West Hawk may be one of the last Cochrane communities set up this way: higher elevation, with slopes facing south and west toward the mountains. You can get great views in Sunset Ridge and Rivercrest, and Riviera is the spot for river lovers, but the sightlines here are different. If views are on your checklist, drive up and see for yourself. And if you're moving here for the weather, the coldest winter days are often the sunniest, when those mountains really pop.

Planned Around Green Space

Like most new communities, West Hawk is master planned, but this one feels more intentional. It's built around pathways, a 27 acre environmental reserve along the hillside, and parks, with amenities planned from the start instead of added later. When I first looked at the plans, well over half the homes were set to back onto green space or another amenity. A tot park has already opened, and the plans include a future K to 9 school site and a dog park.

It's also small. Compare the lot map to Heartland or Sunset Ridge and West Hawk is much more compact, so it should keep that boutique feel once it's built out.

Horse Creek Sports Park Next Door

If you've followed Cochrane news, you've heard about Horse Creek Sports Park. It's planned just north of Heritage Hills, a short distance from West Hawk, with a trail network, athletic and baseball fields, a clubhouse, and a school site. The same site is planned for Cochrane's next Rocky View Schools high school. For families on the west side, it's a big addition.

West Hawk Home Types and Builders

West Hawk has something for most budgets. New home pricing changes often, so reach out and I'll send you current prices.

  • Townhomes with a double attached garage

  • Duplexes

  • Detached homes with a front garage

  • Larger homes on premium view lots

Townhomes and Duplexes

If you're buying your first home in Cochrane or looking to downsize, West Hawk has good, more affordable options. The townhomes come with double attached garages, which is a big perk. Some Cantiro duplexes back onto a green space that separates them from the next row of homes, and more are planned backing the existing water reservoir.

Detached Homes

You can buy a quick possession home that's already built or pick a lot and build. Cantiro and Bedrock had several spec homes ready or nearly ready when I filmed, and there were plenty of open lots for building your own.

Inside a West Hawk Showhome

I toured Cantiro's showhome, the Family Aura 24, and it shows what's possible here. It's just over 2,000 square feet with three bedrooms upstairs and a fully finished walkout basement. A few things I loved:

  • A main floor office or playroom, so there's no wasted space

  • A walk through pantry from the mudroom

  • An open to above living room with a full wall of windows looking toward Heartland, West Valley, and the mountains

  • A bonus room tucked at the back, away from the bedrooms

  • A spa style ensuite with a freestanding tub and a huge double shower

  • A walkout basement with a bar and a flat, usable yard

Why Buying Early in a New Community Can Pay Off

Lot prices usually go up as a community builds out, so buying in the first phases often means better pricing and room for your home's value to grow with the neighbourhood. We've seen that play out in other Cochrane communities over the last few years. Nothing is guaranteed, but it's worth weighing if you plan to stay a while.

The Honest Cons of West Hawk

  1. Construction, for years. Building only started recently and will continue for a number of years. If you don't want to live next to active construction, look at an established neighbourhood instead.

  2. Plans can change. School sites, multifamily blocks, and future phases can shift. Until there's a shovel in the ground for a school, we don't know when it'll open.

  3. It's not established yet. No mature trees or finished streetscapes for a while. If you want views in a settled neighbourhood, I can suggest some other areas.

  4. A busier street by the school site. Homes near the future school and multifamily block will likely see more traffic.

On the plus side, if you like the west side but the train in Heartland isn't for you, and you want something newer than Heritage Hills, West Hawk can be a great fit.

Is West Hawk Right for You?

West Hawk suits buyers who want south and west facing mountain views, a smaller boutique community, and a brand new home, and who are comfortable with a few years of construction. It also works well for first time buyers and downsizers looking at townhomes and duplexes on the west side.
