Greystone Cochrane: New Homes Walking Distance to Downtown

Greystone Cochrane is the only new community in town where you can buy a brand new home and still walk to downtown, the river, and the Spray Lakes Sawmills Family Sports Centre. If you've been keeping an eye on Greystone, this guide is for you. I'll share what makes the community special, what's coming next, the home types you'll find, and a full tour of a new front garage home by Prominent Homes that I filmed for my channel.

Key takeaways

  • Location: central Cochrane, within walking distance of downtown, steps from the Bow River, and right beside the Spray Lakes Sawmills Family Sports Centre.

  • Brand new: Greystone really got going in the last couple of years, so there's still lots of construction and lots of choice.

  • Home types: front attached garage homes, laned homes, duplexes, and townhomes.

  • What's coming: a commercial area planned to include a Co-op grocery store, a hotel, and more, plus pickleball courts and ball diamonds nearby.

  • Price context: CREB's September 2026 Cochrane benchmarks were $445,500 for townhomes, $497,000 for duplexes, and $657,600 for detached homes.

Where is Greystone in Cochrane?

Greystone is right in the middle of town. It's the only new community with brand new homes that's within walking distance of downtown Cochrane, and it's just steps from the river. From some of the upstairs windows in the home I toured, you can actually see the Spray Lakes Sawmills Family Sports Centre, the ball diamonds, and the pickleball courts. When I say it's close, it's really close.

If you have kids in a lot of activities, love the gym, or just want to walk to coffee on a Saturday morning, that location is hard to beat. Want to compare it with the rest of town? My guide to the best neighbourhoods in Cochrane walks through every community.

What's coming to Greystone

Greystone is still growing, and that's part of what makes it exciting. The commercial area being built in the community is planned to include a Co-op grocery store, a hotel, and other shops and services. There are great parks in the community, pickleball courts, and ball diamonds right nearby. Once it's all built, Greystone will have so much within a short walk.

The honest flip side: when you buy in a new community, you'll live with construction for a while. Homes are going up all around, and that's something to factor in, especially if you have little ones napping during the day.

Greystone Cochrane homes for sale: home types

There's a nice variety of home types in Greystone, so there's an option for most stages of life.

  • Townhomes: a great first home or investment. CREB's Cochrane row and townhouse benchmark was $445,500 in September 2026.

  • Duplexes: two homes side by side. The semi detached benchmark was $497,000 in September 2026.

  • Laned homes: detached homes with a back lane and garage out back.

  • Front attached garage homes: like the one I toured. The detached benchmark was $657,600 in September 2026, and brand new homes in a central location like this tend to sit above that.

Greystone has only really been going for a couple of years, and people have already seen great returns on their investment here.

Greystone home tour: a Prominent Homes front garage home

This home was built by Prominent Homes and is just over 1,800 square feet, with three bedrooms up and a bonus room. I love the layout and the colour palette. Here's what stood out.

The entry and main floor

The front entry has a big closet that's perfect for guests, and room for a cute little table, a mirror, and some family photos. It's a great blank canvas. The main floor has a full wall of windows along the back, which brings in so much natural light, and a charcoal feature wall around the electric fireplace that adds a nice contrast to the neutral, white colours.

The kitchen

There's tons of counter space in this kitchen, with the range on the back wall, a pretty bevelled tile backsplash, a built in microwave, and plenty of storage. There's room for a coffee bar or a prep zone, the dishwasher is in the island, and you can easily fit two or three stools. The dining area has lots of space for a table, and the patio door is positioned so you can walk around the table to get outside.

The backyard and deck

A sliding patio door leads out to a full width deck. The yard is nice and low to the ground, and once the homes behind are built and your fence is up, sitting out on this deck will feel really private.

Mudroom, pantry, and an oversized garage

Coming in from the garage, you walk through a mudroom with a bench and hooks, plus a walk through pantry. And the garage is oversized, which we rarely see. If you want a good size home but need more room for vehicles or storage, this one stands out. There's also a powder room tucked along the side.

The basement

The basement is unfinished with a side entrance, so you have room to grow and plan it exactly the way your family needs it.

Bonus room and primary suite

At the top of the stairs is a bonus room, a great spot for the kids or a second living area. The primary bedroom is at the back, and the ensuite is particularly nice and big, with a double vanity with drawers, a soaker tub, a tiled shower, and a private toilet room. The walk-in closet connects right to the bathroom.

Laundry, bedrooms, and the views

The laundry room is upstairs with linen storage, a front load washer and dryer, and a storage shelf. Two more bedrooms share a bathroom with a tub and shower. They're a great size for kids, a nursery, or a home office. And the views from this side are stunning, looking out over the hills of Cochrane.

Thinking about building in Greystone?

If you're looking at new construction in Greystone, I'd love to help. When you buy new, I always recommend having your own agent. The show home team works for the builder, and with six years in new home sales, I know exactly what to ask about lots, timelines, and upgrades.

Who is Greystone best for?

  • Families who want a brand new home close to the sports centre and downtown.

  • Active households who love the river pathways, pickleball, and ball diamonds.

  • First time buyers and investors looking at townhomes and duplexes in a central location.

  • Anyone who wants walkability without giving up new construction.

If you'd rather skip years of construction nearby or want a mature yard, an established community might suit you better. We can talk through both.

The Cochrane market right now

Cochrane's overall benchmark price was $575,400 in September 2026, according to CREB, and the market is balanced, leaning toward buyers. CREB also noted that new homes made up nearly 30% of Cochrane's listings this year, so if you're shopping new, you have options.
