GlenEagles is an established hillside community on the east side of Cochrane, wrapped around a golf course with the Bow River Valley below and the Rocky Mountains across the horizon. It's one of the most sought after neighbourhoods in town, and it's also the closest Cochrane community to Calgary. Homes range from lock and leave villas to estate walkout bungalows.
If you've toured the newer communities and something in you is still holding out for a home that sits up high, looks out at the mountains, and feels a little more settled, GlenEagles might be the one. Here's the full picture: location, lifestyle, schools, home types, prices, and the honest cons.
Where Is GlenEagles in Cochrane?
GlenEagles sits on the hillside on the east side of Cochrane. Highway 1A runs along the north, downtown Cochrane is to the west, and Glenbow Ranch Provincial Park wraps around the south and east.
Even though it feels tucked away up on the hill, it's the closest Cochrane community to Calgary along Highway 1A. The drive to northwest Calgary is about 15 minutes, and commuters can save roughly 10 to 15 minutes compared to other parts of town. I have a friend in GlenEagles who drives to her favourite Pilates class in northwest Calgary because it's that close. Downtown Cochrane is about 5 minutes down the hill.
What GlenEagles Feels Like
GlenEagles was built mostly in the late 1990s and early 2000s, so when I say established, I mean it. Big mature trees, developed yards, and a neighbourhood that's had time to settle in. With around 955 homes spread along the hillside, it never feels cramped or cookie cutter.
My favourite design detail: every home backs onto green space, whether it's a pathway, a park, or the golf course. There's no backyard to backyard here.
Who Lives in GlenEagles?
It's a real mix, and that's part of what makes it great:
Cochrane families who moved up into their forever home and never left
Empty nesters and retirees in villas or big bungalows on the ridge, who can lock the door and head to the mountains for the weekend
Professionals who want the view and the quiet, with a quick drive into Calgary
There's a real sense of pride here. People take care of their homes, and you can feel it as you drive through.
The Golf Course, the Views, and Glenbow Ranch
The golf course. The Links of GlenEagles opened in 1996 and winds through the entire community. The Eagle's Nest restaurant and patio at the top is a lovely spot for a drink with a mountain view. Even if you've never picked up a club (me neither), the open fairways give the whole neighbourhood a calm, wide open feel.
The views. Because you're up on the ridge, many homes look out across the Bow River Valley to the foothills and the Rockies. Homes backing the ridge itself have views that can never be built out. On a clear blue sky day, and we get a lot of them, the mountains are right there in your kitchen window.
Glenbow Ranch Provincial Park. Glenbow Ranch wraps around the community and protects one of the most beautiful stretches of the Bow River. It has paved and natural trails for walking and biking, and because it's day use only, it stays quiet. You don't drive to the trailhead here. You walk to it.
Inside the community, there are over 13 acres of green space and four parks, three with playgrounds. Pathways connect every part of GlenEagles, run toward downtown, and link into Glenbow Ranch, whether it's a stroller walk, a dog walk, or a real workout.
Schools Near GlenEagles
There isn't a school inside GlenEagles, so kids head to schools elsewhere in Cochrane. GlenEagles is currently in the Rocky View Schools English program attendance area for Elizabeth Barrett Elementary (Kindergarten to Grade 4), Manachaban Middle School (Grades 5 to 8), and Cochrane High School (Grades 9 to 12). If you're interested in French immersion, check your address on the Rocky View Schools attendance map. Catholic options include St. Timothy and Holy Spirit. School boundaries can change, so Rocky View Schools confirms your designated school when you register. You can look up any address on the Rocky View Schools attendance area map. Cochrane's new high school is also in the works, planned for the Horse Creek area on the west side of town.
GlenEagles Home Types and Prices
GlenEagles is one of the most consistent sellers in Cochrane, and the price range is wide because there are really four different kinds of homes here. Reach out and I'll send you the latest sales numbers.
Walkout view bungalows (The Estates and view streets like GlenEagles Landing)
Detached two storey family homes (GlenEagles East and West)
Villas and attached bungalows (The Villas and Glen Haven)
Two storey homes on smaller lots (Glen Summit)
Walkout View Bungalows
The showstoppers. A fully finished walkout basement opening onto the ridge, a big deck, and an unobstructed mountain view. Good ones tend to sell quickly, no matter the market.
Detached Two Storey Homes
The sweet spot for a lot of families: four or five bedrooms, a finished basement, a double or sometimes triple garage, green space out back, and often a walkout. Some are a little dated inside, and those can sit longer at a lower price, which is an opportunity if you'd like to put your own touch on a home. Updated, well priced ones have sold within weeks.
Villas and Attached Bungalows
Single level living with a walkout basement and a double garage, with yard work often handled for you. These move quickly.
Glen Summit
The most affordable way into GlenEagles with a detached home. Two storey homes on smaller, low maintenance lots that still back onto green space.
How the Condo Pockets Work
GlenEagles is made up of seven pieces. GlenEagles East and GlenEagles West are freehold. The other five (the Villas, the Estates, Glen Haven, Glen Vista, and Glen Summit) are bareland condos. Don't let the word condo scare you. In a bareland condo, you own your home and your lot, and your home can look like any detached house or villa. You also pay a monthly fee that covers things like roads and pathways. On top of that, every home in GlenEagles pays a small homeowners association fee. These fees are part of why the neighbourhood stays so beautiful.
The Honest Cons of GlenEagles
Price point. GlenEagles sits at the upper end of Cochrane. It's usually not a first time buyer neighbourhood. It's more often families with equity from their first home, retirees, and downsizers.
Condo fees. A large part of the community is bareland condo. If you're downsizing and want single level living without a condo fee, the freehold bungalows here sit at the top of the price range.
It's established. Many homes have that late 90s or early 2000s feel unless they've been updated, and older homes mean more upkeep on roofs, windows, and mechanical systems. There are also quite a few cedar shake roofs here.
It's hilly. Great if you like getting your steps in. Not great if you want flat, easy walks.
No amenities in the neighbourhood. No coffee shop or grocery store inside GlenEagles, though downtown is only about 5 minutes away.
Is GlenEagles Right for You?
GlenEagles is a great fit for move up families who want space, views, and an established feel, downsizers looking for a walkout bungalow or a lock and leave villa, and families relocating from Calgary, BC, or Ontario who want that mountain town feeling with breathing room.
If you're local, drive in and take a loop. Notice how the golf course threads through the homes. Then walk a stretch of the Glenbow Ranch pathway where the community meets the valley, and come back in the evening when the sun is dropping behind the mountains. That's GlenEagles at its best. If you're relocating from out of town, I can film parts of the neighbourhood for you and walk you through homes virtually.
