Be honest: you've looked up your house on HonestDoor. Maybe your neighbour's too. Almost every seller I meet has, and I get it. It's free, it's quick, and it's fun to see a number next to your address.
But then comes the real question: "Is that number right?" Sometimes it's close. Sometimes it's way off, in either direction. Here's what online home value tools like HonestDoor do well, what they miss in Cochrane, and how to find out what your home is really worth.
What is HonestDoor?
HonestDoor is a Canadian website that shows property information, like past sale prices, assessed values, and an estimated value it calls the HonestDoor Price. According to HonestDoor's own explanation, that estimate comes from statistical and machine learning models built on its property database.
It's a genuinely useful tool for getting a feel for the market. Just keep in mind that HonestDoor itself describes its estimate as a starting point, not an official appraisal.
What online home value tools do well
To be fair, sites like HonestDoor are good for:
A ballpark number to get you thinking
Past sale history, so you can see what a home sold for before
Assessed values from the town
Tracking general trends in your area over time
What they miss in Cochrane
Here's the catch. An online tool has never walked through your home. HonestDoor says so itself: it doesn't know about renovations or features unless someone tells it, and it doesn't see the condition of your home. In a town like Cochrane, that can make a big difference:
Your updates. A new kitchen, a developed basement, new windows, or a new roof won't show up.
Condition. A beautifully kept home and one that needs work can look the same on paper.
Walkouts and views. Cochrane is built on hills. A walkout basement with mountain views and a home backing onto a busy road can be on the same street, with very different values.
What you back onto. Green space, a pathway, a school field, or another row of homes all change value.
New build competition. If you're near communities like Southbow Landing, Heartland, or West Hawk, buyers may be comparing your home to a brand new one down the road.
Timing. The market can shift faster than a model updates, and different types of homes, like detached homes and townhomes, can move at very different speeds.
Why the number can be too high or too low
Online estimates can miss in both directions:
Too low if your home has updates, a walkout, a great view, or a premium lot the model can't see.
Too high if your home needs work, backs onto something buyers don't love, or is competing with a lot of similar homes for sale right now.
Either way, listing based on an online number can cost you. Price too high and your home can sit. Price too low and you could leave money on the table. My post on why some Cochrane homes don't sell shows what happens when the starting price misses.
What about my property assessment?
Your Town of Cochrane assessment is another number people use, but it's built for property taxes, not selling. It's based on market conditions from the year before and on groups of similar properties, not your home specifically. My post on what your home is worth in Cochrane explains the difference between your assessment, an online estimate, and your home's real market value.
How to find out what your home is really worth
The most reliable way is a home evaluation from a local Realtor who looks at your actual home. When I put one together, I look at:
What similar homes near you have actually sold for recently
What you're competing with on the market right now
Your home's updates, condition, layout, and lot
Your location, right down to what you back onto
How quickly homes like yours are selling, and what that means for your starting price
You'll get a realistic price range and the reasons behind it. It's complimentary, with no pressure to list.
Is HonestDoor accurate? FAQ
Is HonestDoor accurate?
It can be a helpful starting point, especially for typical homes in neighbourhoods with lots of recent sales. But it can't see your updates, condition, view, or lot, so it can be off for many Cochrane homes. HonestDoor itself says its estimate isn't an appraisal.
Why is my HonestDoor value different from my assessment?
They're calculated in different ways and for different reasons. Your assessment is for property taxes and looks back to the year before. An online estimate uses its own model. Neither one has seen inside your home.
What should I use to price my home for sale?
A home evaluation based on recent sales and a look at your actual home. That's what buyers will compare your home to, so it's what your price should be based on too.
