"What should we list our house for?" It's the biggest question every seller asks, and for good reason. In Cochrane right now, your starting price matters more than almost anything else, including your paint colours, your staging, and even the time of year.
Price it right and buyers line up in the first couple of weeks. Price it too high and your home can sit while buyers move on to the next one. Here's how to price your house to sell in Cochrane, and how I help my sellers find the right number.
Why your starting price matters so much
Most buyers see your home in its first couple of weeks on the market, while it's new and getting the most attention it ever will. If the price is right, that's when your best offers come in. If it's too high, buyers scroll right past, and by the time the price comes down, your home is no longer new.
Here's what that looks like in real numbers. For my October 2026 Cochrane market update, I followed every Cochrane home that sold this summer from its very first day on the market:
Homes that never changed their price (about 45% of them) sold in about 3 weeks, for about 98% of their first asking price.
Homes with one price change (about 1 in 4) took about 9 weeks and sold for about 96%.
Homes with two or more price changes (about 1 in 3) took about 3 and 1/2 months and sold for about 92%.
On a $575,000 home, the gap between 98% and 92% is about $34,000, plus roughly three extra months of keeping your home show ready. And it's changed fast: in 2024, only about 1 in 20 Cochrane homes needed two or more price changes. This summer it was 1 in 3, and closer to 1 in 2 for townhomes.
These numbers are a snapshot from summer 2026, and the market keeps changing. My monthly market updates have the latest. My post on why some Cochrane homes don't sell goes deeper on what happens when the starting price misses.

What goes into the right price
When I help a seller price their home, I look at:
Recent sales. Homes similar to yours that actually sold, ideally nearby and recently. This is the most important piece.
Your competition. The homes buyers are touring right now.
Listings that didn't sell. Homes that expired or came off the market show exactly where buyers said no.
Time on market. How quickly similar homes are selling, and whether they needed price changes.
Your home's details. Size, layout, bedrooms, garage, basement, lot, updates, and condition.
Your location. Backing onto green space, a pathway, or a busy road, your view, and your neighbourhood.
Then I adjust for the differences. A walkout basement, a double garage, or a renovated kitchen can make one home worth more than a similar home down the street.
Sold prices, not asking prices
Asking prices are what sellers hope to get. Sold prices are what buyers actually paid. That house down the street that's been listed for months isn't a good comparison, and pricing against it can leave your home sitting too.
What makes pricing in Cochrane different
Cochrane has a few quirks that general online tools won't catch:
New build competition. If you live near communities like Southbow Landing, Heartland, or West Hawk, buyers may compare your home to a brand new one.
Different markets for different homes. Detached homes, duplexes, and townhomes can move at very different speeds.
Hills, views, and lots. Two homes on the same street can be worth very different amounts because of the view, the slope, or what they back onto.
What's a CMA, and why does it matter?
You might hear Realtors talk about a CMA. It stands for comparative market analysis, and it's simply the report that pulls all of this together: the recent sales, the competition, and how your home compares. It gives you a realistic price range and the reasons behind it.
A CMA is different from the other numbers you might see:
Online estimates, like HonestDoor, are computer generated and have never seen inside your home. My post on whether HonestDoor is accurate explains what they miss.
Your property assessment from the Town of Cochrane is built for property taxes and looks back to the year before.
An appraisal is done by a licensed appraiser, usually for a lender.

How to choose your listing price
A CMA gives us a range. Choosing where to start in that range is where strategy comes in:
Think about search brackets. Buyers search in price ranges. Listing just above a common cutoff can hide your home from a whole group of buyers.
Price for the first two weeks. The goal is to land right away, not to "test the market."
Factor in your timeline. If you need to sell by a certain date, that shapes the plan.
Be honest about condition. Buyers compare your home to everything else they've seen that weekend.
Pricing mistakes to avoid
Pricing high to "leave room to negotiate." It usually means fewer showings, not more money.
Pricing based on what you need to buy your next home, instead of what the market will pay.
Pricing based on an online estimate or your assessment.
Pricing against active listings instead of what actually sold.
Waiting too long to adjust when showings and feedback are telling you something.
How to price your house to sell: FAQ
How do I know what to list my house for?
Start with what similar homes near you have actually sold for, then adjust for your home's size, condition, updates, and lot. A home evaluation from a local Realtor pulls this together for you.
Should I price high to leave room to negotiate?
Usually not. Overpriced homes tend to get fewer showings and sit longer. This summer in Cochrane, homes that needed two or more price changes sold for about 92% of their first asking price, compared to about 98% for homes priced right from day one.
What is a CMA in real estate?
A comparative market analysis is a report a Realtor prepares using recent sales and current competition to help you choose a realistic listing price.
