Sterling Homes Cochrane: 4 Bedrooms Up in Heartland
If you're looking at Sterling Homes in Cochrane, you're probably weighing a few big things at once: enough bedrooms for a growing family, a space to work from home, and a community where the kids can actually get outside. Here's the thing, when you walk into the right floor plan, you just know. That's the feeling I had in the Denali 4 by Sterling Homes in Heartland. In the video below, I tour this brand new home with just over 2,200 square feet, four bedrooms upstairs, a main floor office, and a bonus room with a vaulted ceiling. Here's what's inside and what to know about building or buying new in Heartland.
Key takeaways
The Denali 4 by Sterling Homes has just over 2,200 square feet with four bedrooms upstairs, which is hard to find in a new build.
A main floor office works just as well as a playroom or flex space for young kids.
The kitchen has a built-in appliance package, two-tone cabinets, and a waterfall island facing the dining area.
The backyard is east facing, so it stays cooler on summer afternoons than a south or west yard.
Heartland is a family friendly community with parks, a pathway system, and some of Cochrane's more approachable new build pricing.
Why buyers choose Sterling Homes in Cochrane
Sterling Homes builds in several Cochrane communities, including Heartland and Southbow Landing, with plans ranging from duplexes to larger family homes. What I love about their homes is how many upgrades come standard for the price point, and how practical the layouts are for busy families. Think big pantries, mudrooms off the garage, and upstairs laundry.
Buying new also means a full new home warranty, finishes you get to choose, and a home nobody else has lived in. The trade off is timing. Unless you buy a quick possession home that's already built, you'll be waiting on construction.
Inside the Denali 4 by Sterling Homes
Main floor office and entry
Right inside the front door is a main floor office with a window to the outside and a glass panel door. You can close it for privacy on work calls and still get natural light. If you have little ones, it's a great playroom you can keep an eye on. A cut out beside the stairs brings in even more light and is a fun spot for plants.
Kitchen, dining, and living room
The kitchen has grey and white two-tone cabinets, a built-in appliance package with a cooktop, a pretty tile backsplash, and tons of storage. The waterfall island faces the dining area, which bumps out at the back for extra room for the table. A big sliding patio door opens to the east facing backyard, so you get morning sun and a cooler yard in the afternoon.
The great room is open to the railing above, with a gas fireplace, a tile surround, a mantle, and nice big windows. There's space between the island and the living room for a sectional or two couches, which you don't always get with this kind of layout.
Pantry, mudroom, and garage
A walk-through pantry with deep shelving on both sides connects the kitchen to the mudroom. Off the mudroom you'll find a closet, a powder room, and the double attached garage. Groceries go straight from the car to the pantry, which every parent will appreciate.
Upstairs: four bedrooms and a bonus room
Upstairs, the bonus room has a vaulted ceiling that runs from side to side and lots of windows. The primary suite sits at the back of the home with a big window, a walk-in closet, and an ensuite with a double vanity with quartz counters and drawers, a soaker tub, and an upgraded tile shower.
All three secondary bedrooms are a good size with closets, and the front bedroom is a little bigger with its own walk-in closet. The main bathroom has a long vanity, penny tile, and a tub and shower that sits away from the toilet, which makes bath time with kids easier. The laundry room has linen storage and a motion sensor light.
About Heartland, Cochrane
Heartland is one of Cochrane's newer communities and a favourite with young families. This home sits on a cul-de-sac close to green space and the pathway system, and there are lots of parks throughout the community. Heartland also has plans for a future school, and the newer phases are still being built out, so you'll see construction for a while.
Location within Heartland matters, especially near the train tracks and Highway 1A. Read my full Heartland Cochrane neighbourhood guide for the complete picture.
What do new homes cost in Heartland?
New build prices in Heartland depend on the builder, the floor plan, the lot, and the upgrades you choose. For context, CREB's Cochrane detached benchmark was $657,600 in September 2026, and Heartland is one of the more approachable places in town to buy a new detached home with a double attached garage. Builders adjust pricing and incentives often, so ask me what's current before you visit the show homes.
Why use your own agent for a new build?
The show home team works for the builder. I spent six years in new home sales before becoming an agent, so I know which questions to ask, which upgrades matter for resale, and how to compare builders and lots. Having your own agent on a new build means someone is in your corner from contract to possession.
