Jumping Pound Ridge Cochrane: The Town’s Best Kept Secret

Jumping Pound Ridge Cochrane is the community I see families overlook all the time. They think they've scoped out the whole town, and they completely miss this quiet, boutique sized neighbourhood perched up on the west side with sweeping views of the valley, the river, and the mountains. In this guide, I'm giving you the inside scoop from my video: where it is, what's nearby, the parks and pathways, the school situation, every home type, and who it suits best.

Key takeaways

  • Location: the southwest edge of Cochrane, just over the bridge, one of the last communities before the countryside.

  • The views: perched up high, with pathways along the ridge looking over the valley, the Bow River, and the mountains.

  • Established and quiet: built from about 2008 to 2014, so lots and yards are developed and often larger than in newer communities.

  • Home types: two storey detached homes, bungalows, and a townhome complex along the ridge.

  • Close to downtown: it feels tucked away, but downtown Cochrane is just a few minutes away.

  • Good to know: no schools, gas station, or grocery store inside the community.

Where is Jumping Pound Ridge in Cochrane?

Jumping Pound Ridge sits on the southwest side of Cochrane, just after you cross the bridge. It's one of the last communities before you hit the countryside, which is exactly what makes it so peaceful. Perched up high on the western edge of town, it has absolutely gorgeous views of the valley, the river, and the mountains.

It's quiet, it's scenic, and it's designed for families who want a little more space in a community that isn't too big. If you're comparing it with the rest of town, my guide to the best neighbourhoods in Cochrane is a great place to start.

Close to downtown and everything you need

One thing I love about Jumping Pound Ridge is that it feels tucked away, but you're really close to all the essentials. Save-On-Foods, Tim Hortons, and everything downtown Cochrane has to offer are just a few minutes away. I like to say Cochrane has everything we need. I rarely go into Calgary unless it's for work or a bigger box store.

Inside the community, there's a small professional building with a clinic, an accountant, a wellness studio, and a preschool. There's no gas station or convenience store, so if having those inside your community is important to you, a larger neighbourhood might suit you better. But honestly, it's so close to downtown that grabbing what you forgot on the way home is easy.

Parks, pathways, and the sledding hill

For a small community, Jumping Pound Ridge has so much to do outside.

  • Ridge pathways with stunning views, perfect for morning walks, walking the dog, or decompressing after a long day.

  • Walking trails winding through the community.

  • A big field and green space just across the road, great for playing with the kids.

  • A sledding hill for winter fun.

  • A park tucked back at the edge of the community beside the pathways.

Whether your kids are little or a bit older, there are tons of places to bike, walk, and just be outside together at the end of the day.

Schools in Jumping Pound Ridge

I always want to be honest with you here. There aren't any schools inside Jumping Pound Ridge. If you want your kids to walk to school, another Cochrane community might be a better fit. If you're okay with the bus, like many Cochrane families are, there's busing to all of the designated schools, including French immersion options and the high school. You'll find the current school designations on the Town of Cochrane and school division websites, and they can change as the town grows, so always double check before you buy.

Jumping Pound Ridge homes for sale: home types and prices

I like to think of Jumping Pound Ridge in two areas: the main community with detached homes and bungalows, and the townhome complex along the ridge. The community started in about 2008 and homes were built up until around 2014, so the lots, trees, and yards are well established. If you want a more developed, larger lot than you'll find in many newer communities, this is a really great choice.

Two storey homes on interior lots

Most of the community is two storey detached homes, from just under 2,000 to almost 3,000 square feet. The interior lots are well developed, with mature yards. For context, CREB's Cochrane detached benchmark was $657,600 in September 2026, and the larger homes and lots here generally sit above that.

Ridge homes with views

Homes along the ridge vary the most, depending on size, view, and how upgraded they are inside. Some are heavily upgraded with beautiful finishes, triple car garages, walkout basements, and incredible views. These are the top of the market in Jumping Pound Ridge, and if a view is high on your wish list, this is where I'd start.

Bungalows

Sprinkled throughout the community, you'll also find bungalows. They're a great option for downsizers or anyone who wants main floor living without leaving an established neighbourhood. They don't come up often, so it helps to be ready when one does.

Townhomes along the ridge

All along the ridge, there's a gorgeous townhome complex. Some units have stunning valley views and no neighbours behind for ultimate privacy, and some have a double garage while others have a single. The interior of the complex has mostly three storey townhomes with two or three bedrooms, which is usually the most approachable price point in the community. CREB's Cochrane benchmark for row and townhouse homes was $445,500 in September 2026.

If you're buying your first home in Cochrane or want maintenance free, condo style living in a beautiful location, these are well worth a look. They can also be a great first investment.

Who is Jumping Pound Ridge best for?

  • Families who want an established, quiet community with larger yards.

  • View lovers looking for a ridge home or a walkout.

  • Downsizers who want a bungalow close to downtown.

  • First time buyers and investors looking for maintenance free townhome living.

  • Anyone who wants peace and quiet without being far from town.

If you need schools or shops inside your community, or you'd rather have brand new construction, we'll look at other areas. That's okay. My job is to help you find the right fit, not just any fit.

The Cochrane market right now

Cochrane's overall benchmark price was $575,400 in September 2026, according to CREB, and the market is balanced, leaning toward buyers, with more homes to choose from than last year. Jumping Pound Ridge is a small community, so the right home may only come up a handful of times a year. Every month I break it all down in my free Monthly Cochrane Market Report.
