Show Homes in Cochrane: What to Ask Before You Walk In

If you're touring show homes in Cochrane, you already know the feeling: every one looks beautiful, but you're trying to picture real life in it. Where do the backpacks go? Is there somewhere quiet to work? Will the kids' toys take over the main floor? In the video below, I tour a Castellano Custom Homes show home in Sunset Ridge, with just over 2,300 square feet, three bedrooms, a bonus room, a main floor office, and two fun hidden surprises. Here's what's inside, what building in Sunset Ridge looks like, and what to know before you walk into any show home.

Key takeaways

  • This Castellano Custom Homes show home has just over 2,300 square feet with three bedrooms, a bonus room, and a main floor office.

  • Castellano offers three specification levels and highly customizable plans, so you can build what you can't find on the resale market.

  • Sunset Ridge still has lots to choose from, including green space backing lots and pie shaped lots.

  • Two hidden surprises: a secret passage from the entry to the office, and a hidden room off the primary walk-in closet.

  • Bring your own agent to the show home. The sales team works for the builder.

What to know before you visit show homes in Cochrane

Show homes are designed to wow you, and they usually include upgrades that aren't part of the base price. When you walk through, ask which finishes are standard, which are upgrades, and what the plan costs on the lot you actually want. Ask about possession timelines too. Many builders also have quick possession homes, called spec homes, that are already under construction and done sooner.

Here's the thing, the show home team works for the builder. Registering your own agent on your first visit means someone is looking out for you while you compare plans, lots, and builders. I spent six years in new home sales before becoming an agent, so I know exactly what to ask.

Inside the Castellano Custom Homes show home

Entry and the hidden office passage

The entry is a great size, with a tall front door and two matching closets. Tucked beside them is a secret passageway into the main floor office. In the show home, the office has a glass wall to the living room, but you can leave it open or close it in with drywall. All of Castellano's plans are customizable, which is a big reason buyers choose to build.

Kitchen, dining nook, and living room

The kitchen has a large island with seating for four, detailed cabinetry, a feature hood fan, and built-in appliances. The dining nook sits in an L shape, which gives it a little separation from the living room. The living room has a Venetian plaster fireplace and big windows. This show home backs onto a walking path, so there's nice separation from the neighbours, and it's a walkout.

Pantry, mudroom, and garage

A walk-through pantry with arch detail, built-in drawers, and open shelving connects the kitchen to the mudroom and double attached garage. Built-in lockers keep coats and bags organized, and the powder room is tucked off to the side, away from the main living space.

Upstairs: bonus room, three bedrooms, and a hidden room

Upstairs, a window feature raises the ceiling height and fills the hallway with natural light. The primary bedroom has lots of windows, and the ensuite has a big shower, a freestanding tub, a double vanity, and a private water closet with a glass door.

Then the surprise. Inside the walk-in closet, a shelving unit swings open to a hidden room that overlooks the path. It's perfect as a reading nook, a yoga space, or a spot for a spin bike. One of my clients bought a similar plan and is still debating whether to tell their kids about it.

Two more bedrooms have good closets, and the main bathroom has a double vanity and a tub that's separate from the toilet, which is great if you have a few kids. The laundry room has a window, room for baskets, and linen storage. The bonus room sits at the front of the home, private enough to be the place where the toys stop.

What does a new build cost in Sunset Ridge?

New build pricing depends on the builder, plan, specification level, lot, and upgrades. For context, CREB's Cochrane detached benchmark was $657,600 in September 2026, and custom builds in established communities like Sunset Ridge typically sit above that. Builder pricing changes often, so I'm happy to pull current options and quick possession homes for you.

Show homes in Cochrane: FAQ

Where are the show homes in Cochrane?

Builders have show homes in several of Cochrane's newer and growing communities, including Sunset Ridge, Heartland, Rivercrest, and Southbow Landing. The list changes as phases open and close, so ask me which are open now.

Should I bring a realtor to a show home?

Yes. The show home team represents the builder. Your own agent helps you compare builders, plans, and lots and negotiate on your behalf. Register them on your first visit.

Are show home finishes included in the price?

Usually not all of them. Show homes often include upgrades, so ask for the standard specification list and the price of the plan on your chosen lot.

Can I still build in Sunset Ridge?

There are still lots available in Sunset Ridge, including green space backing and pie shaped lots. Availability changes, so check with me for current options.

What is a quick possession home?

It's a new home a builder has already started or finished, so you can move in sooner. You'll have fewer choices on finishes, but a much shorter wait.
