Bungalows for Sale in Cochrane: A Downsizer’s Duplex Tour

If you're searching for bungalows for sale in Cochrane, you're probably ready for a simpler, single level life. Maybe the kids have moved out, maybe the grandkids live here, or maybe you're dreaming of retiring closer to the mountains. Whatever's behind the move, here's the thing, the right bungalow can make this next chapter feel easy. In the video below, I tour The Walker, a bungalow duplex by Sterling Homes in Southbow Landing, with a bedroom and a flex room on the main floor and room for family to visit downstairs. Here's what it's like inside and what to know about bungalow living in Cochrane.

Key takeaways

  • Bungalow duplexes are a great fit for downsizers, with main floor living and a double attached garage.

  • The Walker has just over 1,100 square feet on the main floor, with a primary suite, a flex room, and laundry on the same level.

  • An optional finished basement adds two bedrooms, a full bath, and a rec room for visiting family.

  • Southbow Landing is one of Cochrane's newest communities, in its first phase of development.

  • Semi-detached homes are an approachable price point in Cochrane. CREB's semi-detached benchmark was $497,000 in September 2026.

Why bungalows are so popular in Cochrane

Bungalows are some of the most requested homes I see, especially from buyers retiring to Cochrane or moving closer to family. Everything you need day to day is on one level, so there are no stairs to worry about, and a finished basement can still give you room for guests, hobbies, or a home gym. Bungalow duplexes add another bonus: less exterior to maintain, and often a more approachable price than a detached bungalow.

Inside The Walker by Sterling Homes

Entry, garage, and laundry

The front entry is big and bright with a closet, but with a double attached garage, you'll probably come in through the garage most days. There's lots of room for parking and storage. Just inside, a clever powder room doubles as the laundry room, with a stacked washer and dryer and a linen closet. It's a really efficient use of space.

Flex room

The main floor also has a flex room, perfect as a home office, a sewing or hobby room, or a cozy sitting area. It's a great size and one of my favourite parts of this plan.

Kitchen, dining, and living

The kitchen, dining, and living areas are open and bright. I love the two tone cabinetry and built-in appliances. For these duplexes, Sterling offers curated designer palettes, so making your selections is simple. A walk-in pantry sits across from the kitchen, which frees up the corner for extra counter space and cabinets, and the island has room for seating.

The living room has a fireplace with a feature wall and lots of natural light, and the deck off the back has a privacy wall between neighbours.

Primary suite

The primary bedroom is a great size, with a sliding barn door into a five piece ensuite with a soaker tub, a double vanity with lots of drawers, an upgraded tile shower, a tucked away toilet, and a spacious walk-in closet. It's well laid out with everything you need on the main floor.

The optional finished basement

In the show home, the basement was finished, which is optional on your build. It adds a full bathroom with a tile shower, a big rec room for a TV area, and two bedrooms with egress windows. It's perfect for when the grandkids sleep over, for guests, or for a gym or office.
