Buying and Selling a House at the Same Time in Cochrane

Buying and selling a house at the same time in Cochrane can feel like the biggest juggling act of your life. You've found the home where your next chapter happens, but you still need to sell the one you're in, and the "what ifs" start keeping you up at night. What if our house doesn't sell? What if we sell too fast and have nowhere to go? I've been there too, and I've guided so many Cochrane families through it. With the right plan, it's absolutely doable. Here's exactly how we make it work.

Key takeaways

  • Start with your plan, not a listing. Your timeline, budget, and how much risk you're comfortable with decide whether you buy first or sell first.

  • Talk to a mortgage broker early. Pre-approval and bridge financing options shape every other decision.

  • Know the market. Cochrane is balanced, leaning toward buyers right now, which changes how you time both sides.

  • Use the right tools: subject to sale conditions, flexible possession dates, and bridge financing.

  • Price your current home right the first time. It's the single biggest factor in keeping both sides on track.

Should you buy first or sell first?

This is the first question everyone asks, and the honest answer is that it depends on you. Here's how I explain the trade offs.

Selling first

Selling first gives you certainty. You know exactly what you're working with for your next purchase, and you're not carrying two homes. The trade off is that you may need a flexible possession date or a short term place to stay if the right home isn't ready yet.

Buying first

Buying first means you can grab the right home when it comes up, which matters in a town where some communities and home types don't come up often. The trade off is the risk of carrying two properties if your current home takes longer to sell. That's where bridge financing and a smart pricing plan come in.

Buying with a subject to sale condition

You can also make an offer on your next home that's conditional on selling your current one. In a balanced market, sellers are more open to these offers than they were a few years ago. They work best when your home is already listed, priced well, and getting good interest.

Step 1: Start with a clear plan

Before we talk about listing or showings, we sit down and get really clear on what matters most to you. Your ideal timeline, how much flexibility you have, your budget for the next home, and what your next chapter looks like. Upsizing for more space, downsizing to simplify, or moving closer to school or work. Everything else is built around that conversation.

Step 2: Understand what the Cochrane market is doing

Cochrane is its own market, different from Calgary and from what you read online. Right now, it's balanced and leaning toward buyers. CREB reported Cochrane's benchmark price at $575,400 in September 2026, with more homes for sale than last year and about 5 months of inventory.

What that means for you, as both a buyer and a seller:

  • As a buyer, you have more choice and more room to negotiate, including conditions and possession dates.

  • As a seller, pricing and presentation matter more than ever. Homes that sold in Cochrane in September took a median of about 42 days, compared to about 31 days a year earlier, based on my MLS data.

Every month I break it all down in my free Monthly Cochrane Market Report, which is a great way to time your move.

Step 3: Talk to a mortgage broker early

Even if you plan to sell first, talk to a mortgage broker at the very beginning. A pre-approval tells us what you're comfortable spending, makes your offer stronger, and lets you explore options like bridge financing before you need them. I'm always happy to connect you with brokers I trust here in Cochrane.

Step 4: Understand bridge financing

Bridge financing is a short term loan that covers the gap when you take possession of your new home before the sale of your current home closes. It's usually available once you have a firm sale on your current home, and it lets you move in, settle, and even do some updates before handing over the keys. Every lender has its own rules and costs, so ask your mortgage broker exactly how it would work for you.

Step 5: Time your sale and purchase

In a perfect world, you'd close on your sale in the morning and move into your new home that afternoon. Sometimes it really does work out that way. More often, there's a bit of overlap or a small gap, and that's where planning comes in.

  • Negotiate possession dates on both sides so they line up, or overlap by a few days so you're not moving on the same day.

  • Plan for conditions. In my MLS data, the median condition period in Cochrane has been about 12 days, so build that into your timeline.

  • Have a backup plan. A short term rental, staying with family, or a later possession date can take a lot of pressure off.

Step 6: Price and prepare your current home to sell

When you're buying and selling at the same time, your sale is the engine that drives everything. A home that's priced right and presented well from day one sells sooner and keeps your purchase on track. In Cochrane this summer, about 1 in 5 homes that sold had been listed before, often because the first price or plan wasn't right. You don't want that stress while you're also trying to buy.

That's why I start with a detailed pricing plan, staging advice, professional photos, video, and a marketing plan built for today's buyers. My post on how to choose a Cochrane realtor walks through exactly what that should look like.

Common mistakes to avoid

  • Falling in love before you know your numbers. Talk to your broker first.

  • Overpricing your current home because you need a certain number for the next one. The market decides, so let's plan with real data.

  • Waiting too long to prepare your home. Decluttering and small repairs take longer than you think.

  • Same day possession dates with no buffer. A little overlap goes a long way.

  • Going it alone. One agent handling both sides can coordinate timing, conditions, and possession dates so nothing falls through the cracks.

Why work with one agent on both sides?

When the same person is managing your sale and your purchase, every decision is made with the whole picture in mind. I can time your listing around the homes you're watching, negotiate possession dates that actually line up, and keep everyone moving in the same direction. Selling your home is rarely just about the house. It's about getting your family safely to the next one.

And if you're moving into a brand new build, I bring six years of new home sales experience to the table, so I know how to line up builder timelines with your sale.

Buying and selling at the same time: FAQ

Can I buy a house before selling mine in Cochrane?

Yes. Many families buy first using a subject to sale condition, bridge financing, or by carrying both homes for a short time. A mortgage broker can tell you what you qualify for.

What is bridge financing?

It's a short term loan that covers the gap between taking possession of your new home and the sale of your current home closing. It's usually available once your current home has a firm sale. Costs and rules vary by lender.

Should I sell or buy first?

Selling first gives you certainty about your budget. Buying first lets you secure the right home. The best choice depends on your timeline, finances, and comfort with risk, and it's something we decide together.

Will a seller accept a subject to sale offer?

In a balanced market like Cochrane right now, sellers are more open to them, especially when your home is already listed and priced well.

How long does it take to sell a house in Cochrane?

Based on my MLS data, homes that sold in September 2026 took a median of about 42 days. Pricing, condition, home type, and community all make a difference. For this month's numbers, see my Monthly Cochrane Market Report.
