Best Time to Sell a House in Cochrane, Alberta
The best time to sell a house in Cochrane is one of the most common questions I get, and usually it's asked quietly at the kitchen table long before anyone calls a realtor. Maybe there's a baby on the way, a new posting, or that feeling that it's finally time. Here's the thing, the calendar matters, but not as much as you'd think. In this guide, I'll show you what the 2026 numbers say about each season in Cochrane, and the three things that matter more than the month you list.
Key takeaways
Spring is Cochrane's busiest season. April 2026 had the most sales of the year and the tightest supply, according to CREB.
Prices rose every month from January to June 2026, from a $550,800 benchmark in January to $580,200 in June.
Fall brings more choice for buyers. By September, inventory had climbed to about 5 months of supply.
The best time to sell is when you're ready and the plan is right. Patience, pricing, and positioning matter more than the month.
What 2026 tells us about selling in Cochrane, season by season
Here's what CREB's Cochrane numbers showed through the first nine months of 2026.
January: 54 sales, a $550,800 benchmark, and almost 5 months of supply. The quietest month of the year.
February and March: sales jumped to about 90 a month as buyers came back.
April: 121 sales, the busiest month of the year, with the tightest supply at about 2.7 months.
May and June: still busy, with the benchmark peaking at $580,200 in June.
July to September: sales cooled, inventory grew to 353 homes, and supply rose to about 5.2 months by September. The benchmark held at $575,400.
In my Spring 2026 market update, I called it our busiest spring in four years. While Calgary and Airdrie were selling fewer homes than the year before, more families were buying in Cochrane.
Selling in spring: the most buyers, and the most competition
Spring is when buyers come out in full force. The snow melts, families want to move before the next school year, and showings pick up. In 2026, spring brought the most sales, rising prices, and the least supply.
The catch? More sellers list in spring too, so your home is competing with more homes for sale, including brand new builds. In May 2026, about 6 out of every 10 homes that came up for sale in Cochrane sold, which is strong, but it also means buyers had choices and were comparing carefully.
Best for: families who want to move over the summer, and homes with great curb appeal and yards that shine once everything turns green.
Selling in summer: steady, with buyers on a timeline
Summer in Cochrane is beautiful, and it's also busy with vacations, camping, and weekends in the mountains. Showings can be a little less predictable, but the buyers who are out are often serious, especially families trying to get settled before school starts.
Best for: homes with great outdoor spaces, and sellers who can be flexible with showing times.
Selling in fall: less competition, more patient buyers
Fall often gets overlooked, but it can be a great time to sell. Buyers are still out, especially those who want to be settled before winter. The difference in fall 2026 is that buyers have more to choose from. By September, Cochrane had 353 homes for sale and about 5 months of supply, which CREB considers balanced and leaning toward buyers.
In my MLS data, homes that sold in September took a median of about 42 days, compared to about 31 days a year earlier. So in fall, pricing right and presenting beautifully matter even more.
Best for: sellers who are ready now, with a home that shows warm and cozy.
Selling in winter: fewer buyers, but serious ones
Winter is the quietest season in Cochrane, and January 2026 had the fewest sales of the year. But the buyers who are out in the cold are usually serious, often moving for a job, a posting, or a life change on a deadline. You'll also face less competition from other sellers.
Best for: sellers who want less competition, and homes that are priced right from day one. Great photos and video matter even more when fewer buyers are driving around.
What matters more than the month: patience, pricing, and positioning
In this market, the homes selling quickly all have something in common, and so do the ones sitting for months. It comes down to three things.
Patience
With more homes to choose from, buyers are taking their time. Showings come, they just don't all come on the first weekend. That's okay. It's just different from a few years ago.
Pricing
Buyers aren't comparing your home to what your neighbour got last spring. They're comparing it to every other home they can walk through this weekend, including new builds with builder incentives. If you price for today's market, you sell in weeks. If you price for the market we wish we were in, your home may sit, and the price usually lands back at an honest value anyway. In Cochrane this summer, about 1 in 5 homes that sold had been listed before, often because the first price wasn't right.
Positioning
With this much choice, your home needs a reason to be the one. How it shows, how it photographs, and how it's marketed. That's my favourite part of the job. My guide on how to prepare your Cochrane home for sale walks through it step by step.
Why buyers keep choosing Cochrane
Even when headlines say Alberta is slowing down, Cochrane keeps drawing families. CREB's August 2026 detached benchmark was $653,900 in Cochrane compared to $744,300 in Calgary, about $90,000 less for a detached home with a yard, 20 minutes from the city and closer to the mountains. The pathways, the schools, the rec centre, and the neighbours who wave aren't going anywhere. Markets go up and down. That doesn't.
So, when should you sell?
The best time to sell your home in Cochrane is when it works for your family and your next chapter, and when you have a plan for pricing and presentation that fits the market you're actually in. If my honest take is to wait, I'll tell you that too.
