Monterra Cochrane Homes for Sale: Inside a Luxury Bungalow

Monterra Cochrane homes for sale are some of the most beautiful I've ever toured, and if you're dreaming of your forever home on a big lot with mountain views, this community is worth a close look. Monterra on Cochrane Lake sits just north of town, with large lots, green space, and views from almost every home. In this post, I'll share what makes Monterra special, what you should know before buying there, and a full tour of a stunning bungalow with a loft and a fully finished walkout that I filmed for my channel.

Key takeaways

  • Location: just north of Cochrane on Highway 22, about 10 minutes from town, between Cochrane Lake and East Lake, in Rocky View County.

  • Big lots: standard lots are roughly 80 by 150 feet, much larger than most new communities in town, so triple car garages are common.

  • Home styles: bungalows, bungalows with lofts (storey and a half), and two storey homes, many with walkouts.

  • Lifestyle: mountain views, a trail system, parks, a pavilion on the water, and community events.

  • Good to know: no schools or shops inside the community, and the lake is for views and walks rather than swimming.

Where is Monterra?

Monterra on Cochrane Lake is just north of Cochrane along Highway 22, the Cowboy Trail, about 10 minutes from town. It sits between Cochrane Lake to the west and East Lake to the east, and it's in Rocky View County rather than the Town of Cochrane, which matters for things like taxes and building rules. Downtown Calgary is roughly 45 minutes away.

You get the quiet, acreage style feel of the countryside, with all of Cochrane's shops, schools, and the Spray Lakes Sawmills Family Sports Centre just a short drive away.

What makes Monterra different

The lots. Standard lots in Monterra are roughly 80 by 150 feet, which is a big step up from the 32 to 38 foot wide lots you'll find in many newer communities in town. That extra space is why you see so many triple car garages, big yards, and homes set up so neighbours aren't looking right into your backyard.

Add in mountain views from almost every home, tons of green space, a trail system, new parks, a pavilion on the water, and community events, and you can see why families looking for their forever home fall in love with it.

Things to know before you buy in Monterra

  • No schools or shops inside the community. Kids are bused to school, and groceries and errands are in Cochrane.

  • The lake is for views and walks. It's beautiful to live beside, but it isn't a swimming lake. If lake life is high on your list, ask me about the details.

  • It's still building out. There are lots for sale, so you can build custom, but expect some construction around you for a while.

  • County living. Being in Rocky View County means different tax rates and building regulations than the town. I'll walk you through what that means for you.

Monterra home tour: a bungalow with a loft and a walkout

This home might be the nicest one I've ever seen for sale in the Cochrane area. It's a bungalow with a fully finished loft and a fully finished walkout basement, about 4,400 square feet in total, with five bedrooms and a main floor office. If you have older kids now and want bungalow living once they've moved out, this layout is a really great choice. It's bright, airy, neutral, and there isn't a single piece of carpet in the home, just hardwood and tile.

The kitchen

The kitchen is decked out to the nines. Cream shaker cabinets with soft close drawers, quartz that runs up the side, a beadboard backsplash with floating shelves and lights, a six burner gas range under a matching hood fan, a built in fridge, and a stained wood island that's literally all drawers. The sink sits under a window looking out to the yard.

The great room and office

The living room has a vaulted, A frame style ceiling with beams, clerestory windows that pour in even more natural light, and a fireplace with the same beadboard detail. Green barn doors lead to a vaulted office, which would also be a perfect playroom if you have little ones, right off the main living space.

Covered deck and pantry

Off the kitchen and living room is a covered deck with vinyl decking, glass railing, and a gas line for your barbecue, with doors that slide all the way open. Tucked off the kitchen is a built in pantry wall with pull outs and so much storage, plus a mudroom catch all with an extra fridge.

The primary wing

The primary suite takes up the whole back wing of the home, with a vaulted ceiling and views out back. The ensuite feels like a spa: a tiled shower with a bench and linear drain, dual floating vanities, in floor heating, and a private toilet room. The two sided walk-in closet has custom shelving and drawers.

Laundry, mudroom, and a heated triple garage

The laundry room has a front load washer and dryer, quartz counters, and fun tile, and it loops back to the mudroom with closed storage and room for a little wet bar or prep area. The triple car garage is heated, with hardly any steps up into the home and a door to the backyard.

The loft

Upstairs, the loft is a great space for teenagers, with a landing, a desk area, a reading nook, two good sized bedrooms, and a full bathroom with a tiled tub surround. One of the bedrooms looks right out to the mountains.

The walkout basement

Because this is a bungalow, the basement is so expansive. There's a rec area with a wet bar and a second gas fireplace, a multipurpose room perfect for a home gym or games, a theatre room for movie nights, and two more bedrooms with a full bath tucked away for guests. The walkout opens to a covered patio with a poured pad that would be a gorgeous spot for a hot tub, and the yard is really private thanks to the way the homes are angled.

Building a custom home in Monterra

There are lots for sale in Monterra, so you can build exactly what your family needs with builders like Cornerstone, Elk Park, and Aspen Creek. I spent years helping families through the custom build process before I became an agent, and I'd love to help you through it too. When you build, I always recommend having your own agent on your side, not just the builder's team.

Who is Monterra best for?

  • Families buying their forever home who want a big lot, a triple garage, and room to spread out.

  • Move up buyers who want bungalow or storey and a half living with a walkout.

  • Anyone who wants acreage style views without a full acreage to maintain.

  • Custom builders who want to choose their lot and design.

If you want to walk to school or shops, or you need a quick commute into Calgary every day, a community inside town might fit your routine better. We can look at both.

The Cochrane area market right now

Cochrane's overall benchmark price was $575,400 in September 2026, according to CREB, and the detached benchmark was $657,600. Monterra's estate homes sit well above those benchmarks because of the lot sizes, square footage, and finishes. The wider market is balanced, leaning toward buyers, with more homes to choose from than last year. Every month I break it all down in my free Monthly Cochrane Market Report.
