There's a moment on the drive into Cochrane, just after you crest the hill on Highway 1A, where the town opens up below you and the Rockies stretch out across the horizon. Every single time, it stops me a little, even after seven years of living here.
Twenty-five minutes from Calgary. Forty minutes from Kananaskis. Mountain views from your backyard, a coffee shop you actually love downtown, and enough space that your kids have room to run. That's what Cochrane can be like for you. It’s hard to imagine living anywhere else with that combination.

What to expect about life in Cochrane
Cochrane is small enough that you'll run into your neighbours at the coffee shop, and close enough to Calgary that you're never actually missing out.
The lifestyle
Outdoors is part of life: River pathways, mountain views, and weekend hikes and ski days that are just a drive away. Outdoor life is part of the routine.
Warm, sunny days (even in the winter!): In the winter, Chinook winds roll in off the mountains and push temperatures above 10 degrees in the middle of January, which is one of those things locals love to brag about.
Small town charm: Downtown has everything you need day to day, like local coffee shops, restaurants, and boutiques. Plus Canadian Tire, Starbucks, and multiple grocery stores.
Close to Calgary: whether you’re working in the city or just need a Costco run, Calgary is 25 minutes away.
Family-oriented: good schools, safe streets, parks in every neighbourhood, and neighbours that know each other.
What to know about Cochrane real estate
The river divides the town. The train tracks mark familiar boundaries. And depending on whether you want to walk to downtown, catch a mountain view from your backyard, or back onto the Bow, the right neighbourhood for you might be completely different from the one a different Cochrane local loves. That’s why I’ve made it my mission to know Cochrane neighbourhoods inside and out.

The river divides the town into two very different feels. On one side, you've got walkable streets close to downtown and mature trees that have been there for decades. On the other side, you have elevated communities with sweeping mountain views and newer builds. Some neighbourhoods back onto the Bow. Others sit up on a ridge where you can see the Rockies from your kitchen window. A few are still growing, with pathways and parks going in as fast as the homes are.
One part of Cochrane isn’t better than the other. The neighbourhood you choose depends on what your life actually looks like day to day. Do you want to walk to coffee? Back onto green space? Cochrane is one of the fastest-growing cities in Canada, and for good reason. You get the outdoor lifestyle, a genuine sense of community, good schools, and easy access to Calgary when you need it, without the pace that comes with living in a city. For families, young couples, and anyone who wants more space without sacrificing convenience, it checks a lot of boxes.
Is it worth living in Cochrane vs Calgary?
For a lot of people, yes and the numbers are starting to reflect that. You get more home for your money, more space, and a slower pace, while Calgary is still only 25–30 minutes away for work, shopping, or nights out. The trade-off is that Cochrane is a smaller centre, so if you need very specific amenities or a short urban commute, it's worth thinking through. But for most families and remote workers who've made the move, the question they ask is why they didn't do it sooner.
What is Cochrane Alberta known for?
Cochrane is known for its stunning mountain views, its vibrant historic downtown, and Mackay's Ice Cream, a local institution since 1948 that people drive from Calgary for. It's also known for its outdoor lifestyle, Bow River pathways, and small-town charm, which is getting harder to find this close to a major city.
What are the best neighbourhoods in Cochrane?
It depends entirely on what you're looking for, which is exactly why I never give a one-size-fits-all answer. Locals tend to already know which side of the river they'd live on and have a short list of communities they'd consider. If you're new to town, the neighbourhoods range from established and walkable close to the core, to elevated and scenic on the west and northwest sides, to newer and nature-connected south of the river. The right fit comes down to your lifestyle, your commute, and what matters most to you in a home. That's the conversation I love having with clients.
